Fascia and soffits are not cosmetic. Fascia carries the gutter, soffits feed intake air into the attic, and both protect the roof edge from wind-driven rain. When they fail, you lose drainage, ventilation and sometimes the sheathing behind them.
Installation and repair
Rot at the gutter line, soft soffit panels, peeling paint that keeps coming back — we open the section, deal with whatever is behind it, and replace the materials with proper joint detailing so the new work actually sheds water.
Ventilation
Most older Lower Mainland homes do not have enough intake ventilation. When we replace soffits we usually upgrade to a vented panel and check that the path into the attic is actually open, not blocked by old insulation. That single change extends shingle life and reduces ice-dam risk.
Material options
Aluminum holds up best in coastal exposure and is the practical default for most homes. Vinyl works for sheltered sites. Cedar looks great on the right house but it is a maintenance commitment — we will tell you what you are signing up for before you choose.
