You don't need to diagnose the roof. Tell us what you're seeing — we handle the rest.
Step 1
Share the property location, roof type if known, and what you have noticed — a leak, missing shingles, repeated repairs or signs of aging.
Step 2
We look at the issue, explain what is causing concern, and help you understand whether repair, maintenance or replacement is the right path.
Step 3
We provide a practical scope with straightforward communication so you can make an informed decision without pressure.
Why TNSC
Roofs here deal with months of steady rain, north-slope moss, salt-air exposure on the coast and the freeze-thaw runs we get most winters. We look at the whole assembly — deck, underlayment, ventilation, flashings and the drainage path — before we tell you it is a repair, or recommend our full roof replacement service.
Homeowners get a plain-language scope and real options. Councils and property managers get scopes you can compare line by line, schedules that match your reserve fund, and the resident communication that comes with strata roof replacement planning.

Search any Lower Mainland address, city or postal code on our service map — Surrey, Burnaby, Vancouver, Coquitlam, Langley, White Rock, Delta and the rest of the region.
Local roofing work
Most of the homes we reroof are asphalt shingle roofs on detached houses across Surrey, South Surrey, Cloverdale and Langley, plus older cedar and shake conversions in White Rock and North Delta. The common story is the same — a 20-year-old roof that has lost granules, developed moss on the north-facing slopes and started leaking around a skylight or plumbing vent. We do full tear-offs, inspect the deck and ventilation, and install architectural shingle systems from Malarkey, IKO or GAF that are built for coastal rain.
A big share of our week is on townhome complexes and low-rise strata buildings. Councils usually reach out because leaks are showing up in a couple of units, the roofs are aging out together, or the depreciation report has flagged the reroof year. We write scopes councils can compare line by line against other bidders, phase the work building by building when the reserve fund calls for it, and handle owner notices, parking coordination and site access so residents are not caught off guard.
From October through spring the phone rings about active leaks. Most of them trace back to a flashing, a lifted shingle from a wind event, or a plugged gutter forcing water back under the shingles — not the roof failing overall. We get on the phone the same day, help you protect the interior, and only recommend replacement when the roof is actually done.
Why property owners choose TNS
15+ years working on roofs in Surrey, White Rock, Delta, Langley and Vancouver. We know how coastal rain, salt air and north-slope moss actually behave on shingles here.
Every assessment comes with a written scope, materials list and photos of what we found. You know exactly what you are paying for before any work starts.
Council-ready proposals, phased schedules that respect the reserve fund, owner notices and parking coordination handled without adding work for the manager.
Full liability insurance and proper fall protection on every site. You are not carrying our risk.
A lot of our work comes from referrals and repeat calls from previous homeowners, strata councils and property managers across the region.
Approved installer relationships with Malarkey, GAF, IKO and Soprema mean you get proper manufacturer warranties, not just verbal ones.

Common questions
Short answer: if the roof is younger and the problem is isolated, repair it. If problems keep showing up in different spots, you are usually looking at replacement. Here is what we actually check when we get on a roof in Surrey or the Lower Mainland:
In the Lower Mainland, if a roof is leaking in more than one area or is near the end of its expected lifespan, replacing it is usually more cost-effective than continuing to patch it.
Coastal weather is hard on roofs here. Constant rain, north-slope moss and salt air on the coast all shorten shingle life compared to drier parts of Canada. Realistic ranges we see:
Ventilation, attic insulation and how well the original install was done make a bigger difference than the brand of shingle. That is why we look at the whole assembly, not just the surface.
Yes. A big share of our work is townhome complexes, low-rise condos and commercial buildings across Surrey, White Rock, Delta, Langley and Coquitlam. When we work with strata councils and property managers, we handle it like this:
The goal is a project the council can defend to owners and the property keeps functioning while we are on site.
Most Lower Mainland residential reroofs are on and off in 2–4 working days, weather permitting. Timing depends on:
For strata and commercial buildings we schedule by building or section so residents and tenants know exactly which days affect them.
You get two layers of warranty on a full roof replacement: the manufacturer covers materials and True North Strong Contracting covers our workmanship.
If something related to our work shows up down the road, we come back and deal with it. That is the whole point of hiring a local contractor.
Yes. During the rainy season we get calls about active leaks almost every week. Here is how we handle it:
Emergency response focuses on Surrey, White Rock, Delta, Langley and the surrounding communities.
We cover the Lower Mainland — Surrey, South Surrey, White Rock, Delta, Langley, Burnaby, Richmond, Coquitlam, Vancouver, New Westminster, Maple Ridge and the North Shore. If you are not sure whether your address is inside our service area, send it to us and we will confirm the same day.
Yes. Once we are on the roof we often find related issues that should be handled at the same time — it is cheaper and less disruptive than bringing separate trades back later.
We coordinate all of it inside one project so the building gets sorted in one mobilization instead of three.

Rodrigo and his team were excellent from start to finish. Communication with Rodrigo was always prompt, professional, and respectful. We were very happy with the finished product and feel confident knowing that our new roof will stand the test of time. We would highly recommend Rodrigo and his team to anyone looking for quality roofing work!
Our roof's asphalt tiles were getting crispy and curling up on the edges. I saw several ads on FB and chose True North Strong Contracting for a prompt response and quote. Rod was a knowledgeable salesman, and not pushy. His crew was scheduled to start on the two hottest days of the early summer, so we rescheduled to the following week. With the possibility of rain next day, Rod sent seven workers to do the job in a single day. The crew was cheerful, no yelling, took a decent lunch break, worked hard and steady. They found our roof was double-layered and there was wood rot underneath. The flat kitchen area was a torch-on job. Our chimney's pergola was cracked and the bricks dried out. They brought plenty of materials, but only charged for those used. All these problems were solved and the clean-up was very thorough. The pricing was very fair. We highly recommend this company's work, workers and management! They have our trust! Thank you, Rod and Crew, for a job well done!
Rodrigo was amazing. He was thorough and his professionalism was amazing. He went over and above to ensure my roof was in good shape. I will definitely call him in the future and I recommend him 100%.
All I can say is call Rodrigo if you need any repairs to your roof. He goes above and beyond for his clients. His work was done in a timely fashion and he is a pleasure to work with. Will definitely recommend him to family and friends.
Breakaway Bays south Surrey. Thank you so much for the excellent work. Professional & kind crew. Quality workmanship. I would recommend true north strong contracting to anyone in need of roof. Fair cost to me.
Nothing but great things to say about TNSC. From the very first meeting, they were very professional and personable. The crew worked very hard and were a terrific group of guys. They were tidy, courteous, and meticulous. When we mentioned something that we wanted changed, they didn’t hesitate to make it right and ensure we were happy. Highly recommend Rod and his company.
They responded very quickly and helped our clients with their roof leak. Also gave several options on the best option to repair. We will definitely be calling them for all of our roof repairs moving forward.
