Most strata landscaping contracts are written around curb appeal. That matters, but the grounds also affect the buildings. A cedar hedge pressed against siding holds moisture in the wall. Bark mulch piled above the foundation line invites rot and pests. Overhanging branches drop needles into gutters and scrape shingles in a windstorm. We maintain the grounds with those problems in mind, because we are the same crew councils call when they turn into repairs.
Scheduled lawn and bed maintenance
Mowing, edging, weeding and bed care on a set rotation from spring through autumn, with the schedule agreed with council in writing. Crews work around resident parking and quiet hours, and leave walkways blown clean before they leave the site.
Hedges and the building clearance zone
We keep hedges, shrubs and climbing plants trimmed back from siding, window frames and dryer vents, and keep soil and mulch below the foundation line. This is the most overlooked part of strata grounds care, and it is where most moisture problems in exterior walls begin.
Tree limbs over roofs and gutters
Branches over the roofline are pruned back before they wear the shingles or fill the gutters. Where a tree needs work beyond routine pruning, we tell council plainly and arrange a certified arborist rather than guess.
Autumn leaf and needle cleanup
Leaves and fir needles are cleared from lawns, beds, catch basins and walkways before the rains settle in. Blocked area drains and downspout splash pads are noted in the visit report, since standing water against a foundation is a building issue, not only a landscaping one.
One contractor for the whole year
Grounds care runs spring through autumn, then our snow and ice program takes over for winter. Councils deal with one point of contact, one set of insurance documents and no arguments between vendors about who damaged a curb or clogged a drain.
Records councils can use
Each visit is logged with the date, work completed and anything we noticed that council should know about, from a broken irrigation head to a hedge growing into a vent. Notes are written so a property manager can drop them straight into the minutes.
