What is on the list

Work through it from the ground or a stable ladder at the eaves. Never walk a wet, mossy, or steep roof — that is the one item on this page we would rather you left to us.

From the street

  • Shingles or tiles that look lifted, shifted, cracked, or missing
  • Sagging or wavy rooflines and ridges
  • Dark streaking, heavy moss, or vegetation growing in the courses
  • Metal edges, ridge caps, or vent hoods peeled back or rattling

Gutters and drainage

  • Debris in gutters, valleys, and downspout outlets
  • Water stains running down the fascia, a sign of past overflow
  • Downspouts discharging against the foundation
  • Standing water on a flat section 48 hours after rain

Flashings and penetrations

  • Chimney, skylight, and wall flashings with lifted edges or failed sealant
  • Plumbing stack boots that are cracked or hardened
  • Silicone or caulking used as a repair, which is temporary at best

Inside and in the attic

  • New or spreading ceiling and wall stains
  • Musty smell in upper rooms or closets
  • Damp sheathing, rusted nail tips, or frost in the attic
  • Bathroom fans venting into the attic instead of through the roof

Do I need to get on the roof to use this checklist?

No. Every item is written to be checked from the ground, a window, or a stable ladder at the eaves. Walking a wet or mossy roof is how homeowners get hurt, and it can also damage brittle shingles.

How often should I run through it?

Twice a year works for most Lower Mainland homes — once in spring to see what winter did, and once in early fall before the rain settles in. Add a quick pass after any real windstorm.

What if I find something on the list?

Take dated photos and send them to us. Most findings are minor and can wait for a scheduled visit. Active water entry, missing shingles, or displaced flashing should be looked at right away.

Is the checklist useful for a strata or commercial building?

It is a useful starting record, but multi-building and low-slope roofs need drainage, membrane, and rooftop-equipment items a homeowner list does not cover. We put those together as part of a maintenance program.
