We take the roof off, look at what is actually there, and tell you before we start recovering it.
Replacement here is rarely just shingles. Tight lots, laneway access, street parking rules and neighbours a few feet away all shape how the job runs. We plan material drops, bin placement and crew access before day one so the work does not turn into a week of blocked lanes.
You get a written scope that names the underlayment, the ventilation plan, the flashing details we are rebuilding and what happens if we find rotten decking. No line item that just says "reroof".
