Water almost never enters where it appears inside. On Vancouver's older homes, with add-on dormers, boxed eaves and chimneys that were sealed instead of flashed, it can travel a long way along a rafter before it shows on a ceiling. We follow the water back to the source before we quote anything.
The repairs we do most here: failed step flashing where a roof meets a wall, chimney counter-flashing that was caulked over years ago, cracked vent boots, valley wear on steep character rooflines, and skylight curbs that were never detailed properly.
If the roof has one bad detail and plenty of life left, we fix the detail. If we are looking at your third leak this winter in a different place each time, we will say so instead of selling you another patch.
Common causes of Vancouver roof leaks
- Chimney and parapet flashing sealed with caulking instead of properly stepped
- Old dormer and addition tie-ins on character homes
- Cracked vent boots and dried sealant at penetrations
- Valley wear on steep, complex rooflines
- Low-slope rear additions where shingles were installed below minimum pitch
- Blocked gutters backing water up under the shingle edge
